We have a global framework agreement with IWG, via its British group headquarters, which includes the brands of Regus, Spaces and No18. The relationship started with UK Fit Out, which has delivered six projects to date, with two further projects underway. Once again, IWG has turned to ISG to deliver its thriving spaces, with the delivery of projects for Regus in Germany, and Spaces in Zurich, Switzerland.
According to JLL (Jones Lang LaSalle Incorporated), there is currently almost 970,000 sq m of flexible office space in Germany, including co-working spaces. According to JLL, coworking space increased by 23 percent worldwide between 2013 and 2018. In Europe, London's coworking offering leads the next best cities Amsterdam and Paris by a country mile.

ISG in Germany has completed a co-working space of over 2,000 sq m in Hamburg for renowned client, Regus. Regus is a brand of IWG, and is one of the world's leading providers of co-working spaces.
Our team in Germany has successfully positioned itself in the market with the expansion of high-quality co-working office space, for renowned clients in Munich and Frankfurt.
The new workspace for Regus consists of 230 workstations spread over three floors, located above the Mercado shopping centre in the Altona district. The project is valued at approximately €1m. ISG was appointed during the preconstruction phase, with our planning department working with Regus‘ service providers, which resulted in a turnkey handover of the design and build project after just four months of construction.
The main challenges for the team involved driving cost efficiency throughout the project, as well as integrating works within the existing building structure, while ensuring we implemented Regus’ corporate design specifications and delivering its brand look and feel as specified.
ISG adapted the existing space, which consisted of open-plan and cellular offices, to create a modern office structure with rooms for two to eight people. This mix of different office sizes enables Regus to meet the varied requirements of its clients. The co-working areas – the Business Café and the Refresh Station – were generously planned to create a pleasant and inviting atmosphere with a beautiful view of the outside area.
The adaptation of the meeting rooms was planned in such a way that only a few technical adjustments were required. The team preserved the flooring tiles on the ground floor so that no complex change of material was necessary over the entire surface, demonstrating cost efficiency, but also meeting corporate design requirements.
Due to the site being situated above a live retail environment, construction works adhered to the conditions of the site, being delivered outside normal office working hours to minimise the impact of associated noise, while also complying with special requirements for health and safety.In addition to ou
r own supply chain, for dry construction, fit out and technology integration, ISG co-ordinated Regus’ own contract suppliers, including IT, security technology and system partitions, from an early stage, to help achieve seamless organisation across the teams.
The project was handed over to the customer on time and ready to use on 24 September 2018, and Regus warmly confirmed its satisfaction with ISG.

ISG in Switzerland recently completed a high-quality co-working project for prominent client, Spaces, in Zurich. The new office space is located in the newly renovated Ambassador House in Opfikon, near Zurich Airport. The building is one of the largest and most modern commercial buildings in Switzerland, and the new co-working areas for Spaces cover two floors with a total area of 1,600 sq m.
Our team delivered a modern reception and business café on the ground floor, designed to create an inviting atmosphere on arrival. The Co-working Lounge impresses with large, open spaces that are designed with personality and flair. We helped Spaces to achieve its vision of a professional working environment, with state-of-the-art technology, but the comforts of home.
On the fourth floor, we delivered a kitchenette and a mix of open-plan and individual offices to meet space requirements of individual end users. The interiors were equipped with modern glass partitions to ensure a pleasant working atmosphere, with the new co-working areas impressing with both form and function.
The turnkey handover of this circa CHF3m project took place after a construction period of just five months. ISG had to meet Spaces’ design specifications within the constraints of the existing structure, which involved completely removing the cooling beams in the ceilings, as well as the ventilation and floor coverings on the fourth floor, and complete renovation to deliver the clients’ design concepts.
The project had fit out challenges, including a low ceiling height which required a high degree of planning and co-ordination. In addition, the ground floor required extensive finishing work, involving a high degree of project monitoring and optimising processes.
Another challenge for the team throughout was ensuring a high-quality delivery, while maintaining cost efficiency. The team ensured it met Spaces’ expectations through the early use of value analyses and value engineering activities during the planning and construction process.
Despite these challenges, ISG was able to successfully meet the schedule thanks to the precise co-ordination of all involved in the construction, and handed over to the customer on 28 February 2019, on time and within budget. Our team in Switzerland is currently working on the day two works to make final adjustments for the client.
